Imposbl LLC provides property management services for single-family residential properties. Our services include, but are not limited to, tenant placement, rent collection, property maintenance coordination, and financial reporting for property owners. For tenants, we provide rental housing opportunities and related tenant services.

3. User Responsibilities

As a user of our services, you agree to:

• Provide accurate and complete information when requested
• Keep your account credentials secure and confidential
• Comply with all applicable laws and regulations
• Not use our services for any unlawful purpose
• Not interfere with or disrupt the operation of our services

4. Property Management Services

For property owners engaging our management services:

• A separate Property Management Agreement will govern the specific terms of service
• Management fees and payment terms will be detailed in your individual agreement
• We will act as your agent in accordance with applicable landlord-tenant laws
• Regular reporting and communication will be provided as specified in your agreement

5. Tenant Applications

Prospective tenants acknowledge that rental applications are subject to our screening process, which may include credit checks, background checks, income verification, and reference verification. Application fees are non-refundable. Approval of an application is at our sole discretion and does not guarantee housing until a lease agreement is executed.

6. Intellectual Property

All content on our website, including text, graphics, logos, images, and software, is the property of Imposbl LLC and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, modify, or create derivative works without our express written permission.

7. Limitation of Liability

To the fullest extent permitted by law, Imposbl LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of our services. Our total liability shall not exceed the fees paid by you in the twelve (12) months preceding the claim.

8. Indemnification

You agree to indemnify and hold harmless Imposbl LLC, its officers, directors, employees, and agents from any claims, damages, losses, or expenses arising from your use of our services or your violation of these Terms.

9. Modifications to Terms

We reserve the right to modify these Terms at any time. Changes will be effective upon posting to our website. Your continued use of our services after changes are posted constitutes your acceptance of the modified Terms.

10. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Ohio, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts located in Ohio.
